Remarks

Pastoral living on 124-acre well-appointed working cattle farm and equestrian center with Virginia's only International Mountain Trail Challenge Association (IMTCA) mountain trail course. The farm features a like-new 5 BR, 4 BA home, extensive array of functional barns, stables, and equipment sheds, excellent fencing and cross fencing with cattle waterers, productive hay fields, 17 horse stalls, restored historic barn, and abundant recreational opportunities with stocked pond, bold creek, and tranquil streams. Nestled within gently rolling terrain with surrounding mountain views and large-parcel neighbors including a conservation easement, privacy and elbow room await. A thoughtfully designed and well-maintained farm truly move-in ready for buyer, cattle, and horses. Shown by appointment.

EQUESTRIAN CENTER:
The flagship feature of Coyote Crossing Equestrian Center is the Mark Bolender designed mountain trail course. Offering Virginia's only IMTCA course, the center offers unique equine obstacles designed to strengthen skill and trust between rider and horse by navigating banks, boulders, logs, bridges, water crossings and more, all in a scenic and immersive environment. Coyote Crossing has been a destination for riders of all disciplines across the nation who came for clinics and competitions. Truly, the mountain trail course is a destination to improve horsemanship for a rider of any skill level or horse of any type. Live demonstration of the course is available to interested pre-qualified buyers.

Equestrian facilities include a 100' x100' arena with deep sand surface, a 180' x 240' arena with firm sand surface, riding trail opportunities throughout the cattle farm, 3 barns with 17 stalls, including a modular stall structure that can be converted to larger or smaller stalls or used as an open structure with stalls removed. Two insulated and air-conditioned buildings serve as concessions stand and show office but are available for a wider range of use, if desired. The center includes buried electrical service, multiple hose bibs, plentiful parking for trucks and trailers, and accommodations for 6 RVs with 30-amp hookups. Picnic area, viewing deck, and pavilion contribute to the atmosphere and enjoyment. With ample infrastructure, scenic setting, and Central Virginia location, the equestrian center is ideal for boarding, private use and lessons, or public clinics, shows, and events.

CATTLE FARM:
Within the 124-acre property is an efficiently designed cattle operation with cross fencing, hardened stream crossings, water fountains, and handling facilities with holding pens, crowding pen, sweep, tub, and loading chute. Hay storage barn is 52' x 32' and equipment shed is 40' x 24', each with power and lighting. Adjacent equipment storage yard is graveled and fenced. A 34' x48' restored barn is currently outfitted with 6 horse stalls and hay loft and is adjacent to cattle loading area so could easily be modified for cattle use. Elevated grain bin included with sale.

Production acreage has been well maintained and consists of 26 acres of level and unfenced hayfield at property entry and 60 acres of fenced pastureland with level to rolling terrain, much of which is also suitable for hay. Ample shade is available for cattle and clean water is provided by four automatic freeze-proof livestock fountains. Fencing is in good repair and is a combination of woven field fence and 5-strand barbed wire, with board fencing near the home. (Portable squeeze chute, tractors, hay equipment, and other equipment and supplies not included with sale.)

FARM HOUSE:
Constructed in 2015 and only lightly lived in since (it served as lodging that clients could rent for equestrian clinics and had a short-term tenant), the home still appears nearly new and is move-in ready. With modular construction on a poured concrete foundation, it offers 4,345 square feet of finished living space across 3 levels with a 3-bedroom septic and private well. The main level features great room entered from airy covered porch that runs the 70-foot length of the home. Connected dining room and sitting area with gas log fireplace wrap around to kitchen overlooking historic barn and connected laundry and mud room at back entry. The private primary suite has an enormous walk-in closet and luxury multi-head shower. Two bedrooms and full bath on other side of home round out the main level. The upper level is lit by dormer windows with farm views that forms a generously-sized multi-use space that could serve as a theater room, bunk room, or play space. There is a bedroom on either end (one with full bath) to welcome guests or serve as office, sewing room, etc. The finished portion of basement has kitchenette with natural lighting and walkout entry, full bath, and huge craft room, plus extensive storage space in unfinished area.

Communications include active Star Link internet service, strong cell phone signal, and access to newly installed fiber optic internet and cable (seller is in process of activating service). Buried powerlines serve home and multiple barns and outbuildings with service from Southside Electric. A 22 KW Generac generator runs most home circuits except HVAC and also powers well and barns. A buried 325-gallon propane tank fuels the generator and 100-gallon tank fuels the gas fireplace, with both tanks owned as opposed to leased. Security cameras overlook key public areas and convey with sale.

WATER AND NATURAL FEATURES:
Recreational opportunities abound and tranquil respite awaits within a 23.68-acre portion of the farm that is in a permanent conservation easement. This area protects over 1.2 miles of creeks and streams within the farm and includes several springs, a small wetland, and a 1-acre pond stocked with bass and sunfish. Existing fencing surrounds the steam habits with gated access for recreation such as hiking, hunting, fishing, or playing in the bold waters and wading pools of Glady Creek. Hardened steam crossings provide easy cattle and equipment access to all reaches of the pastures and fields. Mature white oaks and other wildlife friendly trees fill these natural areas and balance the more intensely managed areas of the farm. The permanent CREP easement protects the most ecologically sensitive - yet less agriculturally productive acreage - while enhancing water quality and offering habitat to plentiful deer, turkey, songbirds, and quail. The easement does not require public access, assuring privacy for current and future owners.
